Emirita Kadol Sands Chilaw is the first-ever luxury eco-chalet resort project located in Bangadeniya, Chilaw. Designed to harmonize with nature, this project offers investors the opportunity to own luxury eco-resort chalets. It is the first luxury eco-resort on the same beach strip as the renowned Anantaya Resort & Spa Chilaw, combining sustainable design with unparalleled luxury.
The project is located in Bangadeniya, Karukkupone, just 12 km from Chilaw town, along the beach strip where Anantaya Resort & Spa is also situated. This unique location offers stunning views of both the lagoon and the Indian Ocean.
The resort will feature one-bedroom and two-bedroom chalets tailored for individual investment:
Lagoon Chalets (20 Units):

Beach Chalets (10 Units):

Emirita Kadol Sands Pvt Ltd is the developer, designer, and marketer of this project, with architectural designs crafted by Nirodha Gunadasa of Archdium Pvt Ltd.
Archedium Analytics Pvt Ltd s uccessfully completed a fully furnished and serviced apartment project in Kelaniya, Sri Lanka and this the new venture in to sustainable living. While Archdium Pvt Ltd: A reputed architectural firm with over 15 years of experience, specializing in high-rise and mixed-use developments in Sri Lanka and overseas.
Once preliminary approvals are obtained, the project is expected to be completed within 18 months.
The project has been submitted to all relevant authorities for approval. Presales will commence only after preliminary approvals are granted.

Upon confirming your chalet, you will pay a refundable deposit of LKR 1,000,000 to reserve your unit. Within 30 days, a Sales & Purchase Agreement will be signed with a 30% advance payment. Yes, you can apply for bank loans. Emirita Kadol Sands Pvt Ltd is in discussions with leading banks to facilitate tripartite agreements for seamless financing options.
Yes, investments are subject to 18% VAT and other applicable taxes, which are included in the sales price.
International investors can reserve units by transferring the reservation fee to our bank account. All necessary documents will be emailed and couriered to you. Additionally, you can assign a local representative to oversee the process on your behalf.
Yes, a nominal monthly maintenance fee will be applicable to cover the upkeep of shared amenities, landscaping, and property management. This ensures the resort maintains its premium standards.
